For the past year or so, I've been compiling month-by-month closed sales data for single family homes in the Carmel, Indiana market. I've broken those sales down in increments that seem to make it a bit easier to digest and interpret. No condos are included. I hope you find it useful for your purposes.

What do I notice?

• There's been a seasonal uptick in the up-to-$400k ranges, but all other price brackets remain flat.
• Inventories haven't substantially declined over the last year in any bracket.
• From my perspective, the proverbial corner has not been turned.


Here's the data for May, 2009:

Under $200k - 28 Sold. 173 on market. 5.36 months of inventory.
$200k-$300k - 30 Sold. 194 on market. 6.16 months of inventory.
$300k-$400k - 16 sold. 130 on market. 5.98 months of inventory.
$400k-$500k - 9 sold. 96 on market. 9 months of inventory.
$500k-$600k - 3 sold. 76 on market. 15.2 months of inventory.
$600k-$700k - 5 sold. 60 on market. 18.46 months of inventory.
$700k-$800k - 3 sold. 37 on market. 12.69 months of inventory.
$800k-$900k - 1 sold. 31 on market. 33.82 months of inventory.
$900k-$1MM - 2 sold. 20 on market. 20 months of inventory.
$1MM-$1.5MM - 0 sold. 40 on market. 60 months of inventory.
$1.5MM-$2MM - 0 sold. 12 on market. 144 months of inventory.
$2MM+ - 0 sold. 14 on market. 168 months of inventory.
