I hope this makes some sense to you, and answers the question, "We know we're overpriced, but if people like the house why don't they just write an offer?"

It's no surprise that people are often confused by sales data produced from within and from outside the Real Estate industry. Here are my thoughts...

Winter's almost here, so it's time to be thinking about settling into your home and bracing for the cold rain and snow.
Just a few tips that might help out a bit:
1. Hire a Licensed Home Inspector to do a full inspection. Putting a fresh set of eyes on your place - not to mention taking a look at the places you'll never go (crawl space, attic, etc.) - will give you a measure of confidence t
No, really.
It is true that I have a real estate salesperson’s license issued by the State of Indiana. And yes, I do assist my clients in their real estate transactions, whether they’re buying, selling, leasing or building.
The reality, though, is that I don’t “sell” anything.
When I represent a client with a property to sell, my primary role is as a “Marketing Director.” I assist my client in assessing the property’s value based upon recent sales data for properties which are similar to thei… Continue

For the past year or so, I've been compiling month-by-month closed sales data for single family homes in the Carmel, Indiana market. I've broken those sales down in increments that seem to make it a bit easier to digest and interpret. No condos are included. I hope you find it useful for your purposes.
What do I notice?
• There's been a seasonal uptick in the up-to-$400k ranges, but all other price brackets remain flat.
• Inventories haven't substantially declined over the last year in any bra… Continue

Last month an email was sent by Sherri Goforth, an executive assistant for Tennessee Republican Senator Diane Black with the headline "Historical Keepsake Photo." It represents President Barack Obama as a pair of big, round eyes on a pitch black background.
I'm not even going to raise an eyebrow in s… Continue
This week, South Carolina GOP activist Rusty DePass and former head of the state's election commission gave this response to questions about an escaped gorilla: "I'm sure it's just one of Michelle's ancestors - probably harmless."
He was of course referring to Michelle Obama, not Bristol Palin.
Though he's since apologized in a typical politician's meaningless mea culpa, I'm a little upset.
Apparently this dipstick slept through biology class.
Human beings are not ancestors of other great ap… Continue
RESPA is an acronym, standing for the Real Estate Settlement Procedures Act. It’s a consumer protection statute, first passed in 1971. It is about closing costs and settlement procedures. RESPA requires that consumers receive disclosures at various times in the transaction and outlaws kickbacks that increase the cost of settlement services. RESPA is a HUD consumer protection statute designed to help homebuyers be better shoppers in the home buying process, and is enforced by HUD.… Continue
I was probably born to be a geneticist, but somewhere along the line was side tracked by Miller Lite and cheerleaders.
Nonetheless, I continue to be amazed by science. Here's what I ran across today:

That's probably the most-often-asked questions posed to practitioners in the Real Estate industry.
And a question that - simply put - doesn't have an answer.
Perhaps it'd be more accurate to suggest that the only true answer would have to be, "It depends."
Pended sales are down. Listings are up. Prices are dropping. Builders are going under on a weekly basis.
Sounds gloomy. Or maybe not.
I believe this: these are all signs of a market that is in the midst of a long,… Continue

What a great time to be looking for a home!
Between the fantastic inventory of available homes to the super-low interest rates, there has not been such a good time to buy a home in at least 10 years.
Here are my picks for Three Real Estate Deals in Indianapolis for UNDER $100k.

Some afternoons are hyper-engaged...others not so much. Today? Not so much. More like hyper-stimulated. I don't think I can even track back to where I ran across this little snippet.
Nonetheless... It struck me as somehow relevant, particularly given Kyle Lacy's request for a definition of "blog" from a few days back.
What's all this information about? How do we categorize it? Is it affecting how our brains evolve? Are our senses adapting to this new environment, flush with externally-referenc… Continue
